Just a few short years ago, I attended my first real estate seminar and decided this was the business for me. I could do it in my own time, at my own pace and still make money. Considering I was still working a full time job, this seemed to be just the scenario for which I was looking. One of the things they taught me in those seminars was that finding truly motivated sellers was going to be the key to this business.

Despite the opportunities that exist with either preforeclosures or bank owned foreclosures, I think there is also a certain amount of risk for the novice foreclosure investor. Profits can be lost and foreclosure investing opportunities can be missed when you lack the proper real estate investing training.

Whether its owning rental properties, fixing up properties in disrepair, or buying foreclosed properties, real estate investing is still based on similar principles, such as seller motivation. After all, buying quality real estate deals at quality prices consistently means working with sellers who are more motivated.
